Q?

Do I need planning permission?

A.

Planning permission can be a bit of a minefield. There are 2 very good places to start if you are considering work. Your best move is to call us and we can help steer you through the jargon. The second is the Planning portal. Here you will find interactive models as well as very informative guides. A lot of our work is covered by permitted development this is a set of parameters such as size, materials and orientation all set out by the government's planning policy. As long as you stick within these parameters, then permitted development will apply.

I live in a listed building. Do I need planning permission?

A.

Yes, you will almost certainly require approval for a wide range of alterations and additions. You should bear in mind that this process can be lengthy and you are often at the mercy of the conservation officer. We have experience in listed building applications and can help you understand this process

Do I need to apply to the council for a permitted development?

A.

You are not required to apply to the council for a certificate of lawfulness as long as you are sure your development meets the planning criteria, however we do recommend you do make this application as it will give you piece of mind as well as making things a lot easier should you decide to sell your house. Do I need a party wall agreement?

A.

If your flat or house shares a wall with a neighbour and the proposed works require works to or near this wall then a party wall award will be required. This often applies to extensions and loft conversion. Boundary walls, such as garden walls may also require similar treatment. This is a specialist area. Here at Minton Young we can we can assist. Will I need a Structural Engineer?

A.

If you are making alterations to your home such as removing a wall or making a wall wider for bi-fold or sliding doors then you will need a Structural Engineer. Loft conversions certainly need a Structural Engineer. Extensions often require an Engineer. For clarification get in touch for further advice.

How much is an Extension likely to cost?

A.

The cost is very much dependent on the individual project as there are many factors to take into consideration. For example the size, if it is single storey, whether the property is listed or not. Please get in touch for a free no obligation quotation.

How much disruption will there be for a loft conversion?

A.

We endeavour to minimise any disruption during building work. With a loft conversion we can often gain access through the roof via the scaffold right up until the staircase goes in, this will minimise dust as well as noise. One of the many tricks we use is to seal up doors with zip up doors. This allows us to pass through doorways and seal them up behind us.

Am I required to have extra Insurance on top of my Buildings and Content Insurance? If I do, is this included in your quote?

A.

We have comprehensive all risks Insurance which is included in our fixed cost. You will be named on our Insurance for the duration of your building work and our Insurers are happy to provide a certificate naming both parties. We have a very flexible Insurance so if specialist Insurance is needed, we would be able to adapt to this. You will be required to notify your Insurers under the terms of the building contract, however we are experienced in this and can assist you to make it easier.

Do you offer a full turn key package from design to the construction?

Yes we do. We are specialists in offering this package. We can offer a comprehensive design service, planning service as well as a fully managed build stage. Our office in hove assists with the procurement of materials and services and programming whilst our project managers ensure the smooth day to day running of the site.
